Trustees hear about Y project, BRES roof leaks - Boothbay Register

Boothbay Region YMCA Executive Director Andy Hamblett told Boothbay-Boothbay Harbor Community School District trustees Nov. 3, the Y will be starting its renovations. The project includes a redesign of the parking lot which will change entrances and exits and the south side crosswalk. The design works with the recently begun sidewalk project between the two towns.

Hamblett said the project is partly funded at this time, but the decision to begin now came down to the drastic increase of costs, about $700,000 since January 2020. “We've been working on a master design plan for two years and much needed renovation to … everything from the gym to the fieldhouse. It does include work to the Montessori school which is (also) in really rough shape.”

Alternative Organizational Structure (AOS) 98 Director of Facilities Dave Benner said he was concerned about the alignment of the Y’s south entrance with the CSD campus and the realignment of the crosswalk to the south side of the intersection. Benner said motorists trying to turn and pedestrians trying to cross will have to contend with one another. “I did public safety for 30 years and it just looks dangerous to me.”

Moving the crosswalk will mean exiting north from the CSD campus will help traffic flow and allow pedestrians to cross against a lesser flow of traffic, Hamblett said. Boothbay Harbor Police Chief Bob Hasch and School Resource Officer Larry Brown preferred the new alignment because pedestrians currently cut traffic off trying to get from the corner of the campus entrance to the Y, Hamblett said.

“If we put the cross signal there, the push-button, they can do what our safety patrol officer does in the afternoon. He stands there and pushes that button, so there's an extra step there. The entrance on the north side is going to be an exit and an entrance, so people are going to have other ways to come in.”

After years of trying to figure out how to fix Boothbay Region Elementary School’s roof leaks, Benner said the latest efforts through Williams Roofing are for naught. The leaks are around several concrete parapets and on the roof’s ridge. Water leaks into the hallway below. The company removed all the shingles and flashing, applied ice and water shield up onto the counter-flashing and replaced what they peeled back, Benner said.

“They replaced everything. Lo and behold we had this nice little rainstorm over the weekend ... and I hear there was about five inches of rain. We had leaking, probably the worst I've seen, but in all the same locations.”

The CSD withheld the last $8,000 of Williams Roofing's $36,000 bid since the leaks have persisted after work was completed, Benner said. He and the trustees agreed since the company has attempted to correct the parapets' leaks and continues to work on the issue, they should be paid in full after the more minor leaks on the school's ridge are fixed.

Said Benner, “The flashing needs to be replaced and I think we need a metal covering on the parapets with a cap. I think that's the only way to go.”
